Nothing truer could be said for the Rutland Surgery, who have waited for over 12 years while the challenges more commonly found on a larger project were methodically addressed - land assembly, surface water drainage disposal, disposal of excavations, amongst other interesting aspects. Like a scheme from H G Wells "The Time Machine", the site has stood still, while it has seen its surroundings progress. Now it is time for the former 1960's Public Convenience and remnant of the 1988 Garden Festival, to come together to provide a 21st century health facility, to stand alongside its nearby neighbours within the Kinning Park area - QE3, BBC Headquarters, Glasgow Science Centre etc.

Site works commenced with tree removal on 4 October 2010. Poplar, Swedish White Beam and Lime will be taken to the Glasgow charity, Bullwood, where their sawmill will give new life to the timber. Programmed completion of the development is Summer 2011.

One would not advocate a lengthy development process by choice, however, the natural pace of this particular project has enabled it to manifest with more interesting maturity. Interior and environmental design, and progress of BREEAM, will make it a modest, yet well rounded development.
