Development Solution:

Site Solution – Prominent site secured from Local Authority and located within 300 yards from existing surgery premises. The money received from site enabled the Local Authority to invest in Sheltered Accommodation project for vulnerable families

Approvals – Led with Land acquisition from Local Authority, NHS Approvals process including engagement with Clinical Commissioning Group and NHS England with Business Case writing and submission, NHS rent negotiations and technical approvals

Finance – A challenging project which was developed project at risk requiring no financial input from Practice

Legal – DV Approved TIR lease arrangement.
Landlord retaining responsibility for repairing building fabric and building insurance.
Lease facilitates succession with new and retiring partners.
Rent charged under lease fully reimbursed under NHS.

The practice selected Apollo as our development partner for our new premises based on the high quality and individual design element of their buildings and we haven‘t been disappointed. Client Objectives

  • Create purpose-built town centre premises for the two GP practices each seeking to move from their existing premises to more modern accommodation
  • Deliver a high-quality building which would enable each practice to retain its own identity and which would also complement and enhance the existing townscape

Development Solution

  • Three-storey, modern building in the centre of the town
  • Regeneration of underused town centre site leading to improved facilities for Algernon Firth Park
  • Successful co-location of the two GP practices which operate from separate floors while sharing staff and administration accommodation
  • Colour palettes and interior design features ensure each practice keeps its own identity
  • Energy-efficient underfloor heating system using an air source heat pump which minimises power usage and reduces the buildings carbon footprint
  • Apollo commissioned a local artist to produce a piece of artwork celebrating the site’s history. Developed in consultation with the Council and local historians, the resulting stainless steel sculpture of a cascading roll of carpet over the main entrance references the local areas status as a centre for carpet manufacturing.

Result

Throughout the planning and building process we have been impressed by the willingness of Apollo to listen to our requirements and incorporate them whenever possible. The resulting iconic building is of a high quality, a landmark for healthcare in the town, and one which provides an inspiring environment for both staff and patients.

  • Bespoke mobile commissioned with an Arts Council England grant and funding from Apollo hangs centrally in the waiting space. The artist was inspired by local school pupils’ and older residents’ reflections on the river Ryburn and by the medicinal qualities of plants

  • An air source heat pump linked to the underfloor heating helps reduce energy demand
